Sacramento regularly hits 100°F+ in summer. The AC can keep up, but setting it too low (under 72°F) during peak afternoon heat strains the system and drives up energy costs — recommended setting: 74–76°F during the day, cooler at night if you prefer.

Every house has its personality. Here are the things worth knowing.
No key to the garage
The garage is not included in the rental. The garage door cannot be opened from inside the house.
Downstairs bedroom bathroom door
The downstairs bedroom has its own private entrance to the first bathroom. The sliding door can be difficult to engage. Lift it slightly while sliding to get it to latch.
Second bedroom bathroom door
The second bedroom also has a private sliding door to its own bathroom. Same deal. Give it a small lift if it sticks when closing.
Front door
Make sure it's fully closed before entering your lock code. A partially ajar door will prevent the deadbolt from engaging.

Pest Control
We handle pest control — quarterly service visits, or on call as needed. If you notice signs of pests (ants, rodents, etc.), text your host right away. Do not treat the issue yourself.
Exterior & Backyard
The backyard is yours to enjoy. Outdoor furniture is provided. Bring it back inside or cover it if rain is expected. The fenced yard is great for pets and kids.
Checkout time is 11:00 AM. If you need a late checkout, please reach out to your host ahead of time.

Mail Handling
Do not accept mail or packages addressed to previous residents. Forward any misdirected mail. You may receive packages at this address during your stay.
Utilities
All utilities are included in your rent: electricity, gas, water/sewer, trash, and internet. For stays over 90 days, a reasonable use cap may apply. See your rental agreement for details.
Maintenance Requests
Text your host with a description and photo if possible. Urgent issues (no water, HVAC failure, water leak) should be called in immediately. Routine requests will be addressed within 48 hours.
Renters Insurance
You are encouraged to obtain renters insurance for your personal belongings. Your host's property insurance does not cover your personal items. Policies are typically $10–20/month.

Check-in is self-guided via the smart lock on the front door. You'll receive your access code before arrival. It's also available in the guide once you've entered your code. Check-in time is 3:00 PM.
Yes — there's plenty of room. The garage fits two cars and the driveway fits two more. Free street parking is also available. The garage also has the washer, dryer, and a table for folding laundry.
Yes — this home is pet-friendly. The large fenced backyard gives dogs plenty of room to run. Let us know about your pets before arrival so we can make sure everything is ready for them.
No smoking of any kind (including cannabis) inside the home. Smoking is permitted outside, away from doors and windows. Please dispose of cigarette butts properly.

Day guests are welcome. Overnight guests are allowed for up to 3 consecutive nights or 7 nights in a calendar month. Beyond that, get prior approval from your host. Maximum occupancy is 5 people overnight.
Strip the beds and leave linens in the laundry area, run the dishwasher, take out all trash, and make sure the lock is secured. See the Checkout section of the guide for the full checklist.
Yes, there's a smart TV in the living room. Log into your own streaming accounts (Netflix, Hulu, etc.). Log out of all accounts at checkout.
There's a smart thermostat in the main hallway. In Sacramento summers, we recommend keeping it set to 76°F or higher during the day to avoid very high energy use. See the HVAC section for full instructions.
